Terms and Conditions

Hire Details

Arrival and departure:

Arrival and departure day is usually a Saturday. Short break holidays can start on any day of the week to suit you. How ever normal Weekend Short Breaks Start Friday for 3 nights and Monday for 4 nights. Your cottage will be ready for you to take over anytime after 4pm please advise your required arrival time on the booking form. Please do not arrive early, as time is needed to thoroughly clean the cottage between lets. For the same reason, please note that you should leave your cottage by 10am on the day of departure.

Electricity:

Is included. Subject to fair use. No high power devices to be used.

Pets:

You pets are not allowed in any of the bedrooms. Never leave your pet in the cottage. There is an additional cost. (Maximum 2 per cottage)

Linen:

Bed linen is provided for all beds, which will be made up before you arrive. Please note that you should bring linen for cots (including pillows and blankets or duvets) Tea towels and towels are provided.

Cleaning:

All cottages are thoroughly cleaned between holidays. However, because only a limited period is available in which to clean cottages we ask that you leave the property and its contents clean and tidy on departure.

Extra persons:

Under no circumstances may more than the number of persons stated on the booking form occupy a cottage. Only the persons on the booking form may stay in the cottage. All changes must be notified before arrival. No changes to the occupancy after arrival will be permitted.

Prices:

These are shown in the price group schedule and are fully inclusive charges for the cottage rental.

Winter Short Breaks:

The cottages are available for Winter Holidays and they are also available for Winter Short Breaks during the off – season periods, Winter short breaks can be booked as far in advance as you wish.

Heating:

Heating is included it is timed twice per day giving you 8 hours of heating at the times of day when you are in the cottage. Approx timings are 7am to 10am and 3pm to 9pm. During late Spring to Early Autumn the heating will be turned off. The cottages are fully insulated to current building regulations in the lofts and have full double glazing. If you wish to have additional heating this will be charged at cost. £2.00 extra per hour per cottage.

Conditions

NO SMOKING WITHIN THE COTTAGES.

The hiring contract:

Will be between the hirer and the owner of the property for which the booking is made and shall be deemed to be made subject to the following hire-conditions detailed on this page.

Minors. We cannot accept bookings from anyone under 18 years of age.

Single-sex and group/party bookings. The owners of the property cater primarily for family holidays, and single sex groups and/or younger parties are not normally permitted. The organizer or leader of a group or party booking is responsible for making the owners aware of the group/party, and for completing the full group/party details on the booking form. Should you arrive at the the property with such a group/party without informing the owners, then the owners have the right to refuse to hand over the property. In these circumstances no refund will be made. You may also be asked to pay a security deposit on take-over, which will be confirmed to you at the time of booking.

Initial payment:

Bookings will be confirmed upon receipt of the required deposit payment. However, if the booking is made within 10 weeks of the holiday commencement date, the full accommodation rental will be required.

Balance payment:

The balance of hire will be due for payment 10 weeks before holiday commencement date.

Confirmation of booking:

Once the owner has issued a confirmation of booking, the hirer is responsible for the total price of the property as shown on the confirmation.

Cancellation of booking:

Hirers should make adequate arrangements for cancellation protection insurance with an insurance company.

If the hirer cancels not less than 10 weeks before the holiday commencement date then the deposit on the booking will be automatically forfeit, but the hirer will not be held liable to pay the full balance of the hire.

If, however, cancellation is notified within 10 weeks of the holiday commencement date, the hirer will also be liable to pay the full balance of hire, unless the owners have been successful in re-letting the holiday. In all circumstances cancellations must be notified to the owners in writing by first class post or Email, Emails have to be confirmed received.

Amenities:

The use of the accommodation and amenities, is entirely at the users risk at all times, and no responsibility can be accepted for injury, loss or damage to users or users belongings.

Motor Car and personal belongings.

Baggage and personal belongings are at the hirer’s risk at all times, and no responsibility can be accepted for the loss or damage to any Car or its contents.

Party size:

Hirer’s responsibilities:

The hirer is responsible for the property and is expected to take all reasonable care of it. All equipment, utensils etc must be left clean and the property must be left clean and tidy at the end of the hire period.

Damage:

All damage and breakage’s are the responsibility of the hirer, and their cost shall be refundable to the owner on demand. However, minor breakage’s ( for example glasses ) will not normally be charged. We reserve the right to charge a deposit.

Availability:

The hiring contract is made on the understanding that the property will be available for the dates stated. In the unlikely event that the property is not available through events arising out of the control of the owner (for example: fire, flood, explosion, storm or other weather damage, theft, break-in, criminal damage, drought or interruption of utility supplies or any similar event beyond the owners control) then the owners may be forced to cancel the booking. The owners will then advise the hirer of any such circumstances as early as possible and will refund all monies paid in.
